Buyers Guide

Purchasing a property can be a complex and confusing experience, however, my goal is to give you a quick overview of the process to hopefully take some of the confusion out of your real estate experience. Of course, the easiest thing to do would be to contact me directly so I can walk you through the property buying steps and be by your side with customized solutions. Now let’s get into an overview of property purchasing steps:

  • Start browsing properties in your selected areas. Get a good idea of features you want, want the price range typical is for the zip code, and get a feel for the inventory on the market

  • Get prequalified. It’s hard to know what price range to look in, so going through the prequalification process gives you an idea of what target price range you want to stay within.

  • Start touring. Now that you have an idea of where you want to be and what features you’d like, as well as get prequalified for the correct price point, you’ll want to actual go look at the available properties for you. This is the fun part! Keep an open mind and know that almost all properties can be customized after purchase. Even if you don’t find something exact, hopefully you can find one strong contender and be able to make it your dream.

  • Make an offer. There is an art to putting in a strong offer that hopefully secures your spot on the property. My advice would be to work with myself, a qualified real estate professional that has the knowledge and skills to make sure your offer is strong, competitive and hopefully selected

  • Negotiate. We all love transparency in deals and hope we don’t have to negotiate on things, but in the event that the transaction requires negotiation, you want to make sure you have a qualified real estate professional such as myself in your corner, to make sure you are getting what you need at every stage of the process.

  • Close and get your property keys! This is the most exciting part. With a great transaction, you should be able to celebrate the closing of your property and pick up the keys.

Home buying tips

Before you start, Know Your Budget: Before you start searching for homes, get pre-approved for a mortgage to determine how much you can afford. Consider not just the purchase price, but also factors like closing costs, property taxes, and ongoing maintenance expenses.

  1. Research Neighborhoods: Explore different neighborhoods to find the one that best fits your lifestyle and preferences. Consider factors such as school districts, commute times, amenities, safety, and future development plans.

  2. Make a List of Must-Haves: Create a list of features and amenities that are essential for your new home. This will help narrow down your search and focus on properties that meet your criteria.

  3. Be Flexible but Firm: While it's important to have a clear idea of what you want in a home, be open to compromises. Understand that you may not find a property that ticks every box on your list, but prioritize the features that are most important to you.

  4. Work with a Real Estate Agent: Enlist the help of a qualified real estate agent who is experienced in the local market. A good agent like myself will help you navigate the process, negotiate offers, and handle paperwork, saving you time and stress.

  5. Don't Skip the Home Inspection: Once you find a home you're interested in, schedule a professional home inspection. This will uncover any potential issues with the property that may not be immediately apparent, allowing you to make an informed decision.

  6. Factor in Future Resale Value: Even if you don't plan to sell the home right away, consider its resale value when making your purchase decision. Look for properties in desirable neighborhoods with strong appreciation potential.

  7. Understand the Closing Process: Familiarize yourself with the closing process and what to expect on closing day. Make sure you have all the necessary documents prepared and funds available for closing costs and down payment.

  8. Negotiate Wisely: Don't be afraid to negotiate with the seller to get the best possible deal. Your real estate agent can advise you on a fair offer price and help negotiate terms that work in your favor.

  9. Stay Patient and Persistent: Finding the right home can take time, so be patient and persistent in your search. Don't settle for a property that doesn't meet your needs or feels like a compromise. Trust that the right home is out there, and it's worth waiting for.
